How the 10% management fee works. Management is charged at 10% of net booking income — that is, after the booking platform's commission and processing fees are deducted. There are no separate booking, listing or onboarding fees on top of the management fee. Cleaning, linen, consumables and any third-party maintenance are charged at cost. Final fees and scope are confirmed per property in a written engagement letter.

Pricing FAQ

What people ask before signing on.

How is "net booking income" defined for the 10% fee?
Net booking income is gross booking value less the platform's commission and any payment processing fees. So if a guest pays £500 on an OTA, the platform takes its commission and processing fee, and 10% is calculated on what reaches your account. Cleaning fees paid by the guest are passed through at cost and excluded from the management fee calculation. Exact mechanics are set out in your engagement letter.
Is there a minimum term for full management?
We typically work on a rolling monthly basis after an initial three-month period — long enough to fairly judge performance, short enough that nobody's locked in. Exit terms are written into the engagement letter.
Do you handle multiple properties?
Yes. Each additional property is scoped on its own merits — fees are usually structured per property, with portfolio discounts available where the operational overlap is meaningful.
Can I see a sample monthly statement?
Of course — happy to send a redacted sample over once we've had an intro call. It shows the line-by-line booking income, deductions, costs at cost, and the resulting payout.
What payment terms do you use for project work?
Typically 50% on project kickoff and 50% on completion for setup, automation and website projects. Consultancy sessions are paid in advance. Everything is invoiced from a UK business with standard VAT treatment.
